Questions about buying and financing used holiday lodges and static caravans
Straight answers to what lodges and static caravans buyers ask most, from Lodge Monthly and the finance team at CW Asset Finance.
Questions and answers
Can a holiday park finance lodges and static caravans?
Yes. Holiday parks finance new and used lodges and static caravans for their own letting fleet, with one agreement covering several units. Lenders look at the park accounts and occupancy, and the payments can be set around the season. Tell us how many units and we will set out the options.
Can a holiday letting business finance a lodge?
Yes. A business that lets a lodge or static caravan to holidaymakers can finance it like any other business asset. The lender will want to see the pitch agreement with the park and how much the unit earns in a season. Older units and private sales are considered.
Can I finance a lodge or caravan for my own holidays?
Yes. Private buyers can spread the cost on hire purchase, as well as businesses. You need to own your own home and put down a deposit of at least 20% of the price. Units from dealers, parks and private sellers can all be considered.
What are site fees on a static caravan or lodge?
Every park charges an annual pitch fee, usually several thousand pounds, plus rates, utilities and insurance. Most parks also limit how many years a unit can stay before it must be replaced. Check the fees and the remaining years on the pitch before you agree a price.
What should I check on a used static caravan?
Look underneath for rust on the chassis, check the floor for soft spots and the walls and ceilings for damp, and test the heating and hot water. Ask for the gas safety and electrical certificates, its year and model, and how many years it can stay on the park.
Is a lodge better than a static caravan?
A lodge is usually wider, better insulated and built to last longer, which suits year round letting and holds its value better. A static caravan costs less to buy and suits a shorter season. Many parks offer both, so compare the earnings per week against the price.
Can I move a lodge or caravan to a different park?
Sometimes, but moving costs money and most parks only accept units under a set age. Many parks also require units on their site to be bought and sold through them. Check both parks rules before you buy a unit you plan to move.
Can a farm finance glamping pods or shepherd huts?
Yes. Farms and rural businesses finance pods, huts and cabins to add holiday income, and lenders treat them like other business equipment. Check planning permission first, because most glamping sites need it, and include it in the plan you show the lender.
How much can a glamping pod earn?
It depends on location, season and what the pod offers, so lenders will look at your bookings or a sensible plan rather than a headline figure. Pods with a hot tub or close to a popular area let for more nights. Build in cleaning, changeovers and booking site fees.
Is there VAT on a static caravan or lodge?
VAT on holiday homes works differently from machinery. Some are sold with VAT at a reduced rate, some with none at all, depending on how the unit is built and who is selling. The deposit here is 20% of the price you pay, whatever the VAT position.
How long can lodge and caravan finance run for?
Up to seven years. A lower monthly payment is possible by leaving part of the price as a final payment at the end. The term also needs to end before the unit reaches the age limit on its pitch.
Can several lodges go on one agreement?
Yes. A park adding a row of lodges or a farm adding several pods can put them on one agreement with one monthly payment. That is easier to manage than several agreements ending on different dates.
How is the monthly price worked out?
Every listing shows a monthly payment on hire purchase over 60 months with a 20% deposit, at a fixed rate of 11% a year, representative 12.2% APR. Finance is for homeowners and subject to status.
How up to date is the stock?
Every listing is checked against the dealer's own website every night. Machines come off as soon as the dealer marks them sold or takes them down.
Are you a lender?
No. Lodge Monthly is a trading style of CW Asset Finance, a credit broker. We search a panel of more than 60 UK lenders and are paid commission by the lender when an agreement completes.
